The Project
A large ultra-modern, concrete and glass house set in acres of land, highly specified with a ground source heat pump heating system producing a limited amount of chilled water.
A full and discrete air conditioning system was recommended together with an integrated whole house ventilation system.
Evolution
The Solution
Since the house is made up of large areas of glass, an accurate assessment of the cooling loads was necessary, before selecting a suitable air conditioning system. To achieve this, Bonair engaged a specialist consultancy to model the building in 3-D and to carry out a detailed thermal assessment of the requirements to maintain a comfortable temperature throughout the year.
Based on this assessment, the chilled water was used as a condensing medium for a Daikin Water Cooled VRV System serving part of the house, with the balance served by a conventional air cooled VRV system.
All indoor units were discreetly concealed and carefully designed single slot diffusers were used throughout. Vent-Axia Slim Ceiling Units were chosen for the whole house ventilation system with air outlets integrated with the air conditioning system.

The Conclusion
Designing and implementing a working condensing water arrangement for the water-cooled system was a particular challenge.
The chilled water temperature and flow rates were too low. This meant that, in order to provide the water cooled VRV unit with water at a suitable flow rate and inlet temperature, a primary and secondary circuit was to be implemented with a break tank and variable speed pumps.
We have since successfully implemented similar air conditioning and ventilation systems at high profile residential projects for the same developer in South West London.
